After the recent lengthy discussion here on deck flashing i thought i would post this epic fail.
The back story- This is a large renovation i started this week. It's the same home that i was seeking advise for in another thread regarding a portico design. The main house was built 7 years ago, it was built around and consumed a small A-frame built in 79. Its now apparent to the owners that they should of just torn down the A-frame in the beginning instead of building around it. I actually worked on the crew that built the new house years ago. I have now been hired to gut the old part of the house and integrate it seamlessly with the new home. NOT easy to do with an A-frame!
First thing to do this week was to pull up all of the old 2x6 T&G subfloor and lay a flat new surface. All the windows, doors and wall plates were removed to do this. The south side has a massive deck attached. Once we tore in to it we found some serious issues with deck flashing or lack of.
You can see who ever built the deck did attempt to integrate some flashing but really missed the mark. They relied on a narrow strip of ice & water in the most critical area. The wall below was so rotten i made the call to tear out the whole wall.
