Refinishing wood floors in kitchen

I have the Rotrex 150 and vacuum setup and am trying to convince my wife that I can refinish our 30 year old kitchen floor withut too much mess. She's also worried about the fumes generated from any type of finish i would apply. Since winter is fast approaching I'm thinking it may be a spring project if I can convine her it won't be too offensive and windows could be opened tp vent most fumes. 
Since i'm strictly a amateur at this is it reasonable that I can get this done with minimal mess and not drive her out of the house?
 
You better have a week off to tackle such a project!
Seriously, a 30 yr old kitchen needs real FLOOR sanding equipment. Hire a PRO.
We use mostly waterbased finish. It dries reliably and has little odor. Plus it is by far a londer lasting, less yellow finish.
 
I did the same thing.  My kitchen floor is an irregular racetrack around a cooking island and is surrounded by cabinets, so the typical commercial floor sanders weren't a good option.  I used an RS2E which worked well for everywhere except underneath the kicks.  You can use a scraper or the extension on an RO90 or LS130 to get into those areas.  I would recommend 80 grit Granat to speed up the job (it wasn't available when I did my floor) followed by Brilliant.  I refinished with Bona Traffic which stinks--you definitely want the family out of the house for 2-3 days.

I wouldn't shy away from doing it yourself--this was the job that started me down the slippery green slope and I'm still hanging out here!

Depending on the size and the condition of the floor its doable. How much finish is left and damage or unevenness would be what would require a drum sander to remedy efficiently.

Waterborne finishes will not be more than a slight nuisance smell for a few hours after application.

Using festool sanders is perfectly doable with very very small amounts of dust created.  Your in no rush so wouldn't go to the extent of gettin large industrial sanders.   Ones I used are rubbish at dust collection.

I never checked the date just assumed it was fresh lol
