sanding/buffing hardwood.

I've got a job to "renew" a hardwood floor.  i'm going to use rotex 150. it's reasonably small.  Question is in regards to removing only the top coats not the stain and then new top coats.  Does this sound doable?  i'm hoping to keep the current color and not restain the whole thing, maybe just touch up. 
any ideas on a good lower voc coating?  have been looking at Benjamin Moore "stays clear" $59. /gallon moderately low voc for a poly at 256
 
You'll end up affecting the stain. Sand smooth and stain.

It's a floor--Bona products.

Bona Traffic and Traffic HD are both extremely low voc.  Without knowing exactly what the current finish is, I would sand to raw wood, stain, and coat.  An alternative would be to deep clean the floor (Bona Power Scrubber or Basic Dirt Dragon) and apply a polish
 
I have a natural maple hardwood floor in my kitchen that I wanted to renew.  Although I had planned to sand it with my Rotex 150, I ended up cleaning the floor thoroughly, and applied two coats of Bona Profesional Hardwood Floor Refresher.  Bona describes the product as a urethane maintenance coat.  The floor has a nice shine to it now and the light scratches are no longer noticeable.
