I have basically ignored everything on my house for the last 4 years while my wife concentrated on school an I concentrated on keeping her there and feeding 5 people.

Now that she is working as a psych nurse I can spend some money and time getting this turd back into good shape.

I ordered 7 windows (will still be 8 left after these) and they showed up last week.  It has rained almost daily for a month, finally catching a break. 

No turning back now.



These two are pretty good help.



That should air seal the majority of that old mud sill.

 
Nothing a coat of paint couldn't have fixed [eek]

Imagine that, plus a need for a new roof (including trusses) and you have my place ... and I'm STILL putting it off [wink]

Whilst on the new owner build there were few surprises. Currently  renovating our 1890s City house and there are quite a few, some good and some we don't speak about!  [eek]

Sadly Sydney doesn't have the same quality of espresso as Melb-Italy ... or the range of shoes and handbags to wear around the workshop.

Let's face it, Melbourne has done a brilliant job of over compensating for being nothing but an ugly bunch of buildings that surround a dirty brown river. I just wish Sydney was a lot uglier, then it would put a lot more effort into the coffee and the shoes where it's so obviously missing today!!!
 
ha ha, you two aussies have set a new record yet again for how quick you can take a fog thread off topic!  again with the coffee--ok, we get it, you guys have great coffee, can't drink enough of it, explains a lot...

anyway warner construction, looking forward to more restoration pics.  i have been working on and off on my own house which is almost a century old and am always finding great tips on these restoration threads from various fog members.  are you planning to replace the wall lath on the inside with drywall or is it better to keep as is? 
(btw, i did not expect to see anything 'jet' in your yard--that was a shock!)

Actually that piece of equipment is made by Baldor, Buss, Swasey, Yale, Oliver, Clausing, Southbend, Whitney or ??? and he just painted it Jet white to confuse us. [huh]

Well Darcy it should be interesting what you find in the walls. Could be all kinds of treasures. [big grin] Balloon framed...1930's?

i don't believe anything from those mfgs mentioned is that miniscule in size.  on second look, it seems he ran across some junk left behind by the previous owner and threw it out with the rest of the construction refuse where it's waiting for the dumpster pick-up.

by the way darcy, did your house have 'knob and tube' wiring when you got it?  mine did and that was the first improvement we did when we moved in.
 
I needed a cheap junker DC to use to suck the cellulose insulation out as i went. 

I didn't want to give horror freight any of my money so i stopped by my machinery dealer/buddy's place to see what he had.  Turns out he had a 120v DC that would work. Rather give him my money. 

House had a new 200 amp service and rewire in the last 15 years. 

I have had to clean some of it up a bit and i rewired the kitchen when i rebuilt that part of the house.

Nice work, Darcy! I am in the 14th year of what was a 5 year restoration (1890's). It's easy to get sidetracked. This week, I found myself Ditch Witch trenching for new power to our shops in the backyard when I thought I would be able to paint some windows on the house in my spare time. Your windows look like Marvin Infinitys? Great windows. Keep plugging along. You were smart to leave the plaster and lath intact and insulate from the ext side. Wish I'd done that. No mess like busting out the interior.
 
dude, it looks like you live right across from the cord duesenberg museum!  that's pretty awesome.  it might get a bit busy once they finish the restoration, since a lot of car guys make that pilgrimage, but you'll get to see a lot of classics streaming past your windows, as i'm sure it's been the case already.  you could probably polish up the ol' machinery in the shop a bit, get a cool looking "old tyme" sign and charge admission for people to see you working...
...and don't forget to serve australian coffee--word on some tool forum is that it's pretty great
 
They are Marvin Integrity, wood ultrex.  I was able to get exactly what I wanted for a price I thought was very reasonable.

The plaster will be coming down too, but way less messy without the cellulose in there.

Yes, right across from the ACD museum.  The novelty wore off quickly though.

Just wondering. 'Down Here' weather boards usually go on straight after the wall wrap. Is that ply the external cladding or an extra climatic layer before the external cladding of what I assume, given the second story, will be weather boards?

Pitty  the Lathen Plaster is going, but most house restorations down here also end up replacing it with plaster board due to cost, vermin and other maintenance issues.

The siding was nailed right to the studs.  I tore it off, sucked out the insulation, air sealed, installed new insulation, sheeted it, installed and flashed new windows then buttoned up the tar paper. 

I will install window trim in one piece. Shop assembled.  Still undecided on actual siding material
 
I thought this end was going to be the easy side...







Block repair sits 2" farther out then the side wall of the House.  I will have to figure something out for that.





I forgot to take pictures of the mudsill repair.  I only had to dig out about 10 feet of it.



 
With the Roubo bench build thread effectively finished, I'm glad to have another big project thread to follow.
