Oak Floor Finishing Recommendations?

A friend of mine's sister wants to refinish the oak floors in her house prior to move-in.

I've seen a lot of recommendations for various finishes. What are the experts using today? I'm assuming something out there that has zero VOC?

A little more info would help---are they sanding and refinishing or just looking to do a freshen up coat. If there are no areas worn through or deep scratches a freshen up is doable.

I've used both of the refreshes, both worked well.

If the finish on the floor is acrylic, a sand and refinish is the only option.

If they are doing a sand and refinish, use the Booster/catalyzer in the Bona Mega, 3 coats in 1 day.

I'm a floor guy by trade. Look into the Rubio monocoat, great high end product. Also, vermeister, poloplaz, and basic coatings are the other finishes I use.  If you plan on staining, use a stain designed for wood floors. Not minwax.  Dura seal is a good choice. 
 
Tom for zero voc finish we offer a HWO called Rubio Monocoat. Great product.
We aslo have a zero voc 2K waterborne finish called Vermeister Zero.
Both can be ordered through Peabody Floor Supply.

Rubio requires a true pro to pull off. Playing with the product samples will help.
I can walk you through the waterborne coating if you want?

FOr the cats meow, and very low voc's (125) I would use
Vermeister aqua Tenax followed by Idro 2K matte.

The thing about Vermeister is if its oak, it retains the look of the wood. It accentuates the grain. For this reason, it blows anything from Bona out of the water!
