Was there no compensation by the government for the lock-down? I would assume you would be legally eligible for any damage caused in such a case if not directly compensated.

Over here there was a blanket compensation program for the one man bands where if your income was cut by more than 50% compared to pre-covid, you could claim a flat-rate compensation of about €1000/mo. Over in NL would be about €3k/mo which should be enough to cover the base rent stuff.

It was a pretty simple system, when if one was not impacted as much as assumed he would have to return part or whole of the compensation ex post. But it was provided immediately precisely to cover cash-flow issues like yours.

Not sure how is in NL, but I assume the improvement to the floor was with the awareness if not a direct consent of the house owner. Even if was not agreed to be financially compensated. I would get a lawyer and claim compensation in a formal way - if anything to improve your position vis-a-vis an out of court settlement.

Even if the material was free, your time is not and you should be able to count that at "average" rates given you are a professional in the field and how well you documented the work required.
 
mino, I am not a company. I am a private person in a somewhat exceptional situation. I am not eligible for any compensation as far as I know.

As for a lawyer, I have one, or should I say, it seems now I had one. It is my lawyer who was a mutual acquaintance of my cousins and the new owner of the house and brokered the deal when it was sold. He was the one who came with the idea for me to fix the place up. I've been trying to reach him the last few days but my calls are not returned.

Great improvement Alex. Lots of hours in this project for sure. The stairs alone were an undertaking. Those things make me dizzy thinking about traversing them in the dark.  [scared]

Floor looks great and the kitchen upgrades all look good too with better use of space and a fresh, up to date look.
 
That's really terrible. Especially after all the work and TLC you put in that house! Not a nice way to get into Christmas. I sure hope your family will be fair/reasonable when they determine how to compensate you for your efforts. Thanks to you that house had a serious increase in value! Life really sucks sometimes...  [crying]
 
It is not family who did this but an investment company. No compensation, they want money from me for kicking me out. I also have in writing from them I could and should have done all this work in one month time. I am a lazy and bad person.
 
My bad. I thought I remembered reading something about a cousin earlier in the thread. (I reread and see where I got it wrong now.)

Still, this is really sad. And especially if someone thinks all that work was done as if by magic. Sure... Clearly not someone who has ever done something like this themselves. (Or just doesn't want to be honest about it.)
