East Coast Foggers - Be careful

Go tankless if he can afford it.  There's also the option of a "plastic" tanked unit from Marathon with a lifetime warranty.

+1 on the Marathon.  I have one that I put in last year and love it.  A friend has one that is connected to his solar water heat collector, and similarly works quite well.  They're not cheap, but the warranty makes it worth the additional expense.  If I stay in the current house, this is my last water heater.  I also rigged the power through an Intermatic timer so it's not heating when I'm not needing hot water, like while I'm at work, and sound asleep.

Victor, if your concern is that water and sewage will be pushed back into your house, you can install (or have a plumber do it) a back flow check valve on the sewer as it exits your house.  This would prevent the need to individually plug all the fixtures in your house (ie: each toilet, floor drain, etc).

I do live in low laying area and I narrowly escaped high tide water this year. My neighbor's houses were flooded. I tightly sealed garage door with good membrane, so water penetration was  minimal. I do have bathroom on the ground level, so I do have a question: Is there any way to seal a toilet's pipe? I'm thinking about some kind of inflatable bubble or similar device. Do you know any devices or way to tightly seal it?

Thank you,

Logs are in Avenel / woodbridge. My neighbor has a huge one down as well, but I haven't seen the rink up close to see if it may be good for lumber.

I have a Rinnai tankless and its nice. When you lose power, you also lose hot water, though. You need electricity for the ignition, metering and exhaust fan. You can .use a UPS meant for a PC and it will run the heater for a good amount of time.

I am waiting for JR to give me permission.  She's very good about allowing me to do just about everything I want but I still must ask.  [big grin]

You live in Avenel, huh?  I grew up on Commercial Ave, one block from Avenel Street. Small world.

Yes, some nice older neighborhoods here - really would like it if some of the iffy businesses along Route 1 would close up :)

Do you mean that car wash/casino/brothel/fire station/chop shop at the corner?
